JLL Arranges $19.5M Loan for Refinancing of Industrial Building in Westchester County

CROTON-ON-HUDSON, N.Y. — JLL has arranged a $19.5 million loan for the refinancing of a 118,991-square-foot industrial building in Croton-on-Hudson, located north of New York City in Westchester County. The single-tenant building at 1 Half Moon Bay Drive, which was fully leased at the time of the loan closing, was purpose-built for tire distribution in 1995 and features a clear height of 29 feet, 10 dock doors and two drive-in doors. Jillian Mariutti led the JLL team that placed the loan with Webster Bank on behalf of the owner, a partnership between Monday Properties and KPR Centers. FYI According to MANN PUBLICATIONS, The building is 100% leased through January 2032 to U.S. Venture, a national distributor of tires, petroleum products, and lubricants.

  2. As our mayor and business manager, move forward on the high density, housing and initiatives Targeted for Harmon. The overvalued transactional sale of property associated with the 300+ unit Finkelstein parcel at the Gateway to our riverfront, has been mortgaged. That financing cost for the property can only be supported by an exceptionally large multi story residential use of the property. Let’s keep our eye though on the on the latest 100 unit development at parking lot A that does not have sufficient Street water service in place for fire Suppression needs. These never discussed needs during the entire process will be Compounded by the creation of a multi story building at South Riverside without municipal water service capable of meeting, its statutory fire suppression needs. This is all happening as the village desperately seeks easements to address. Those easements will leave the Harmon Residences on the Bluff above the Fiasco in the making with Fire suppression shortfalls while additionally the new proposed development creates a life safety issue for our ShopRite customers.
