As was the case with the Deli and 6 apartments on Benedict--which has been granted multiple variances from the Harmon re-zoning law by Croton officials so that it will be built--the new owner of the former "Nappy property" on Benedict Blvd. is also seeking a variance. (379 S. Riverside Ave; Lawrence Doyle; Edward Gemmola)

Under the
Harmon re-zoning assurances by the board and its supporters, residents
were told that this site, if developed, would contain only 6 apartments; the
current proposal calls for 11 instead; the commercial spaces that will
be created are extremely small versus the site's use for housing. As to
those who have asked if this would be good for the village's "HUD"
demographics, we do not know whether or not it will be low income,
market rate, or some mix of the two at the present time--or what the impacts of continued development will be on the school district. Please direct your questions to the appropriate officials or attend the public hearing on 7/8/15.
As soon as the ZBA agenda is up for 7/8, the link will be posted here.

NEW FROM EUROPEAN FILM STAR POSTCARDS: SESSUE HAYAKAWA
The latest from one of our favorite blogs: European Film Star Postcards.
Today's installment is all about Sessue Hayakawa, rumored to have periodically visited Croton-on-Hudson's Nikko Inn in the early 1920's---but which we have never been able to confirm.
And now from European Film Star Postcards:
Sessue Hayakawa (1889–1973) was a Japanese actor who starred in more than 80 American, Japanese, French, German, and British films. He was the first Asian actor to find stardom first in Hollywood and later in Europe. His 'broodingly handsome' good looks and typecasting as a sinister villain with sexual dominance made him a heartthrob among female audiences in the 1910s and early 1920s. Nowadays he is best remembered for his Oscar-nominated turn as Japanese POW camp commander Saito in The Bridge on the River Kwai (1957). NOT TO WORRY: THE "DESIGN GUIDELINES" IN HARMON RE-ZONING WILL MAKE EVERYTHING LOOK BEAUTIFUL, TONIGHT'S BD. MEETING, GOUVEIA AND MORE DEBT
A resident says: "I'm not worried. The *design guidelines* in the Harmon re-zoning law will ensure that we have a beautiful dining and pedestrian friendly experience".
We'll spare you the rest.
The fact is that although they were promised, there are NO design guidelines in Harmon re-zoning. And as is the case with the Benedict Blvd. project (the deli with six small apartments, none of them the promised 1,000 square feet in size as well), the village is more than willing to provide multiple variances from the law anyway--and has.
For more on tonight's village board meeting, which also includes $204,000 for the Gouveia/Something Good in the World "Park"--and almost eleven million in additional debt all in one night, ETC.--visit https://www.facebook.com/crotonunited
The meeting starts @ 8pm. For those who have asked about the status of the former Nappy property "mixed use" apartment project, stay tuned.

FROM 1960: A CHRISTMAS PACK WITH "OVER 100 TOYS" AND A CHRISTMAS TREE, ONLY $1.49!
One of the great things about collecting vintage magazines--especially pulp movie and television star magazines--is the abundance of black and white ads on the back pages that promise everything from bust enlargement devices to weight loss gimmicks to....well, ads like the one to the right from 1960....
Yes, for only $1.49 -- plus fifty cents shipping and handling of course -- you too can receive a CHRISTMAS PACK with over 100 TOYS AND A CHRISTMAS TREE (actually it's a beautiful simulated Christmas tree). You also get a "hi-fi" album of 25 Christmas Carols thrown in as an "extra bonus"--sung and/or played by the unidentified.
Though we know this "Christmas Pack" was undoubtedly a disappointment to the person who sent away for it back in 1960, let's be honest. We wouldn't mind finding it in our mailbox today...if only to satisfy our curiosity. Click on the photo.

CROTON UNITED MEMBER PAUL STEINBERG'S 6/18/15 LETTER TO THE EDITOR
Welcome to Everything Croton, a collection of all
things Croton--our history, our homes, our issues, our businesses, our
schools--in short, EVERYTHING CROTON.
CROTON UNITED MEMBER STEINBERG'S 6/18/15 LETTER TO THE EDITOR
To the Editor:
Congratulations are in order to Paul Rolnick for his hard work over the past few months.
It was only 8 months ago that Maria Slippen was ranting at length during a Board meeting about "excessive" open government in Croton, but now due to the efforts of Mr. Rolnick, we are told that Ms. Slippen has developed a "track record of community outreach."
In a like vein, Andrew Levitt is most known for his multiple public denials over several years that there were secret negotiations between the Board and the late Laurel Gouveia and Barbara Sarbin. Unfortunately for Mr. Levitt, his fellow party members were not entirely effective at covering their digital tracks and Mr. Levitt was shown to be telling a whopper of a lie.
But under the guidance of Mr. Rolnick, we are privileged to see the rollout of Levitt 2.0, where Mr. Levitt has a newfound "commitment to frank discussion."
Even Mr. Rolnick has been stymied by Leo Wiegman, telling us only that Mr. Wiegman has "years of experience and meaningful relationships throughout Westchester County."
